Choose any two purchase variables for the axes. Tap to change those two inputs; the remaining inputs stay fixed. Lower rates and closing costs run toward the upper-right direction. Higher leverage can help or hurt returns depending on the cap rate and loan terms. At fixed percentage terms, purchase price changes dollar income and equity proportionally, so cash-on-cash may stay flat. Colors span the currently visible return range; contour and tick intervals adapt to zoom. Adjust axes reveals zoom, pan, and exact bounds. Zooming and panning change the view without changing your purchase assumptions.

Leverage is loan divided by purchase price, before closing costs. DSCR sizing is optional and follows the selected payment type: interest-only debt service for IO, principal plus interest for amortizing. When enabled, it can reduce the loan below the selected LTV. Closing costs are paid with equity; NOI equals purchase price × cap rate. Returns are before income tax and exclude appreciation.
